How Selling Your House to Us Works
A clear process for property sellers across Manchester and Greater Manchester, from postcode to an agreed completion date.
Five stages, from postcode to completion
You stay in control. Here is what happens at each stage, and who does what.
-
Tell us about the property
Start with your postcode, then add what you know about the property. Most of the other questions are optional.
YouEnter your postcode and share what you know.
WeUse it to start your property review.
-
We contact you

We aim to respond within 24 hours
YouTell us your situation and preferred timing.
WeListen, and ask only what we need to know.
-
We review the property
We look at the details you have shared about the property and its condition.
YouAnswer what you can. Skip what you do not know.
WeReview the details and prepare our first figure.
-
You receive and consider the figure
Our first figure is indicative. We confirm it after checking the property, and you choose what to do next.
YouAsk questions, then decide whether to go ahead.
WeExplain the figure and what is still to be checked.
-
Legal work and completion
If you choose to go ahead, the sale needs legal work to complete. We agree a realistic completion date with you.
YouChoose whether to proceed, and agree the date.
WeWork with you towards the agreed date.
When does the figure become final?
Not at the first step. The first figure is indicative, and it is confirmed once we have checked the property.
Stage 1
The first figure is indicative
- It is based on what you have told us so far.
- Some checks on the property may still be needed.
- It is a starting point to help you decide, not a promise to buy.
Stage 2
Confirmed after we check the property
- We confirm the position once the property has been checked.
- It can differ if what we find is different from what you told us, and we explain any change.
- You choose whether to go ahead. There is no obligation to accept an offer.
How long does it take?
The pace depends on the property and on you, and the completion date is one we agree together.
- You enquireStart with your postcode.

Is a direct sale right for you?
It may suit you if
- You need to sell by a set date
- The house needs repairs or updating
- It is tenanted, empty or inherited
- Your sale has fallen through
It may suit you less if
- You want the highest open-market price
- You can wait for viewings and a buyer
- You would rather list with an estate agent first
A direct sale is usually for less than the open-market price. We explain the difference before you decide.
